How can you identify asbestos?
The use of asbestos-containing materials in construction has been prohibited since 1994. Newer buildings therefore contain no asbestos materials. However, asbestos may still be present in buildings constructed before 1994.
Asbestos consists of microscopic fibres that cannot be seen with the naked eye. It therefore cannot be identified with certainty without laboratory testing. Before you can have asbestos removed, you need an asbestos survey report. This describes where the asbestos is located and how much is present. You can have this report prepared by a certified asbestos surveying company such as Sloop Concurrent.

Which materials contain asbestos?
Asbestos fibres can be released in various ways. Inhaling them can be life-threatening because it increases the risk of asbestos-related diseases.
Asbestos roofs
Removing asbestos roofs is currently the government's highest priority. Asbestos roofs can be damaged by the weather. Strong gusts of wind, for example, can loosen and break corrugated sheets, potentially releasing asbestos fibres. Even normal weather conditions can cause corrugated sheets to deteriorate over time. Microscopic asbestos fibres are released and enter the lungs. The older an asbestos roof is, the greater the risk of fibres being released. It is therefore important to have asbestos roofs removed as soon as possible.
Other asbestos-containing material
Other asbestos-containing materials, such as floors, windowsills or chimney pipes, do not always have to be removed. In some cases, leaving them in place is even advisable. This applies, for example, to components where the material is undamaged and the asbestos fibres remain firmly bound. Removing the material could actually release the asbestos fibres. If the asbestos-containing material is damaged, however, it must be removed, as the situation is no longer safe.
Asbestos management plan
Always have asbestos-containing material checked by a certified company to make sure the building can be used safely. If asbestos-containing material is present and can remain in place, a management plan is needed to explain how the building can continue to be used safely. For example, an asbestos management plan may state that a building owner must not drill holes in an asbestos-containing wall. The plan also explains what building owners must do if damage occurs. The asbestos-containing material must also be inspected periodically. How often inspections are needed depends on the material and the severity of the situation.

How is the price of asbestos removal calculated?
Asbestos removal costs consist of several elements. The largest share covers the removal itself. Another portion covers the survey, while the remainder covers asbestos disposal and other expenses, such as call-out costs.
Surveying
Before asbestos can be removed, an asbestos survey must take place. This is important to determine where asbestos is present in a building and how much there is. The price of an asbestos survey depends on several factors, including the type of survey carried out. The table below shows average asbestos survey costs.

Removal
A specialist from a certified asbestos removal company will carefully and safely remove the identified asbestos from the building. The specialist ensures that asbestos fibres are not released at any stage. To do this, they seal off the area and wear protective clothing. The material is first sprayed with water to prevent fibres from becoming airborne. Once the asbestos has been removed, it is carefully placed in special packaging so it can be transported safely to a waste processing facility.
Disposal
Disposing of large quantities of asbestos-containing material is not free. Charges therefore apply for removing and destroying the asbestos. These also cover transporting asbestos-containing material to a waste processing facility.
Other
Examples include travel charges and hiring specialist equipment such as scaffolding or a construction hoist.

How can you save on costs?
In many cases, asbestos must be removed by a specialist company. Removing asbestos is not easy, and costs can be high. However, there are several ways to keep asbestos removal costs as low as possible. Here are some tips:
Disposing of waste yourself
It is not prohibited to dispose of asbestos yourself. You are allowed to take up to 35m2 of asbestos-containing material to a recycling centre. You must, however, follow a number of rules. Your local council can provide all the rules that apply to private individuals bringing in asbestos. Always check with your council which rules apply to you. Asbestos disposal charges vary between municipalities, ranging from € 0,- to € 30,- per 100 kilograms.
Choosing a local asbestos removal contractor
If you are looking for an asbestos removal specialist, it is advisable to choose one nearby. This can significantly reduce the removal company's call-out charges. The average travel charge is approximately € 0,75,- per kilometre and can add up considerably.
Join a group scheme
Neighbourhoods and streets are often built during the same period using the same materials. If your home still contains asbestos, there is therefore a good chance that several neighbours' homes do too. Find out in advance whether you can arrange asbestos removal together. The cost per building can be considerably lower if several neighbours commission the project jointly.
Applying for a grant
The government has introduced various subsidy schemes. Always check beforehand whether your project is eligible for a subsidy. In some cases, part of the removal costs can be covered.
