Asbestos was previously used in materials including roofs, corrugated sheets, drainage pipes and ceiling panels. Damage or weathering can release harmful fibres. The proposed general ban on asbestos roofs for 2024 was not introduced. Before renovating, have the materials assessed and establish which surveys are needed.

Safe asbestos removal: what should you look out for?

There is no general requirement to remove an asbestos roof that is still in good condition. This does not automatically make every roof safe: damage, wear and planned work require assessment. Have an expert determine whether the material can remain or must be removed.

Could there be asbestos in your house, shed or commercial premises? First discuss the investigation and planned work. Before commissioning the job, check which certified company will carry out the survey and, where required, the removal. Certification for surveying does not automatically mean certification for removal.

Removing asbestos yourself

You can, of course, also choose to remove asbestos yourself. A frequently asked question is: am I allowed to remove asbestos myself? You may do so if it concerns a house or shed with a small roof of no more than 35 m2, made from asbestos-containing corrugated sheets secured with screws. They must not be glued or nailed, as this could damage them during removal and release asbestos fibres. The sheets must not be damaged or weathered in any way. Before starting, you must also notify your local council of the asbestos removal. This must be done at least 5 days before you remove the sheets.

Immediately wrap the removed sheets in sufficiently thick plastic and tape corners and protruding parts to prevent damage. If you choose to remove asbestos yourself, we advise extreme caution and proper personal protection. Asbestos fibres are microscopic and cannot be seen with the naked eye.

Suitable protection during asbestos removal includes proper respiratory protection, appropriate safety goggles and a good-quality disposable coverall. Seek advice from a company specialising in personal protective equipment. If you are unsure whether you can remove the asbestos safely yourself, always ask a certified company for advice. Asbestos removal costs

Cost is often the reason people choose to remove asbestos themselves. But is professional asbestos removal really so expensive? What does it actually cost? The cost of asbestos removal is determined by the different stages involved. First comes the asbestos survey, which must be carried out by a certified asbestos surveying company. With the report produced by that company, you can commission a certified asbestos removal contractor to remove the asbestos.

The price of asbestos removal ranges from €10,- to €25,- per m2. This price depends on several factors. It is therefore best to request a no-obligation quote so that we can give you suitable information and advice. The asbestos-containing material must then be disposed of. This is always handled by the certified company that removed the asbestos; you may not do it yourself. Once the asbestos-containing material has been removed, a report must be prepared, again by a certified company.

Asbestos removal legislation

The use of asbestos has been prohibited in the Netherlands since 1 July 1993. A law passed in 2005 extended this rule throughout the European Union. Among other things, it is prohibited to use asbestos in construction, store it or sell it. All these measures are intended to protect safety. Asbestos removal subsidy

An old subsidy scheme is not a funding commitment for your project. Check with your municipality or province whether a current grant or loan is available and what conditions apply. Do not base your budget on an unconfirmed contribution.

Financing options are available for private roof owners through participating municipalities and provinces. A loan must be repaid and is different from a grant. Check the current conditions before commissioning work.

Asbestos disposal

If you have removed asbestos yourself, you can take the waste to the municipal waste facility. Asbestos disposal fees vary by municipality. The waste must of course be properly packaged; packaging materials are sometimes available from the municipality. You may be asked to provide proof of your asbestos removal notification.

Because each municipality operates differently, it is wise to ask about its asbestos waste acceptance requirements in advance. If a certified company removes your asbestos, it also handles transport and disposal. If you commission Sloop Concurrent to remove and dispose of your asbestos roof, for example, we will also discuss the cost of transporting and disposing of the asbestos waste beforehand.

As you may already know, asbestos is very harmful to health. Prolonged exposure can even cause pneumoconiosis or lung cancer. This is why there are so many rules to consider. Asbestos corrugated sheet removal

Removing asbestos corrugated sheets and renovating asbestos roofs are jobs we deal with every day at Sloop Concurrent. We can help you from start to finish with this complex work, which is subject to numerous rules and procedures.

There are various reasons for removing asbestos corrugated sheets. Sometimes it is because of the approaching ban on asbestos roofs or because an asbestos roof has been damaged, for example in a storm. An insurer may no longer guarantee full cover once it knows the roof consists of asbestos corrugated sheets. Alternatively, your roof may be starting to weather and you may not want to take any risks, including health risks.

Before removing asbestos-containing corrugated sheets, establish which survey, notification and contractor are required. Have this recorded before work starts. Also discuss waste disposal, roof repairs and any insulation as separate parts of the assignment.

Corrugated sheet removal costs

The cost per m2 of removing asbestos corrugated sheets differs from the costs mentioned earlier. This is mainly because it is a different type of material and therefore requires a different approach.

  • Removing 1 to 10 m2 of sheets costs approximately € 500,- to € 600,-
  • For 11 to 20 m2, this can easily be € 600 to € 700
  • For areas over 100 m2, the cost is approximately € 13 to € 14 per m2

As you can see, the cost per m2 of removing asbestos corrugated sheets is generally slightly lower than removing asbestos from an ordinary room. Removing corrugated sheets simply involves less work.
