Work in and around the home often involves concealing cables and pipes in walls or floors. These may include electrical cables, junction boxes, underfloor heating pipes, or connections for your toilet or washbasin. Channels need to be cut into walls and/or floors to conceal these pipes and cables. This page gives you all the information about the associated cost of wall and floor chasing.

Average chase cutting costs
The table below indicates the average cost of cutting channels. Cutting channels for cables is less extensive than cutting channels for underfloor heating pipes. The different types of channel-cutting work are therefore listed separately in the table.
The costs shown in the table below are indicative only and are intended to give an idea of channel-chasing costs. The final price may differ. For an exact price, you will need to request a quotation from a specialist company.

Price breakdown for channel cutting
The cost of cutting channels can be divided into four categories. These include purchasing materials, hiring a specialist company and carrying out the work. Costs are incurred even before work begins.
Material costs
When cutting channels for cables and/or pipes, the purchase and use of the materials required determine part of the cost. For chased-in underfloor heating, around 48% of the total cost is charged for buying materials and/or hiring tools.
Labour costs
Someone from a specialist company must attend the site to carry out the work and cut the required channels. Labour generally accounts for around 45 per cent of the total cost.
Disposal costs
Chase cutting also produces a great deal of waste and rubble. Most companies include a charge for rubble removal in their quotation. This accounts for around 5 per cent of the total cost.
Travel charges
Part of the company's charges covers the cost of travelling to your home. The amount varies between companies, but you can expect call-out charges to account for around 2 per cent of the total cost.

Factors affecting the final price of chasing
The cost of chasing in cables and/or pipes varies from job to job. It mainly depends on how much pipework needs concealing and how many corners and bends it contains. The main factors determining the price are listed below.
Dimensions of the pipes and/or cables
The number of metres to be cut is an important factor in the price of channel cutting. The more metres of channels required, the more expensive the job. How much difference this makes varies by company. Some companies also offer a discount as the number of metres increases.
Number of corners and bends
Cutting chases for pipes and cables is cheaper when no corners or bends are required. In that case, a straight chase is sufficient. If more difficult shapes need to be cut, the job becomes considerably more expensive. Whether many awkward corners and bends are needed depends on surrounding materials and structures, such as other pipes or sharp corners in walls and ceilings.
The type of material to be chased
Some materials are much harder than others. Generally, the hardness of the material affects the price. The harder it is, the more difficult it is to cut channels into it. Chasing cables into a plaster wall is easier than cutting channels in a concrete wall. Concrete is a strong material that is difficult to penetrate, so specialist tools such as wall chasers, drills and grinders are needed to complete the job.
Concealing existing or new pipes and cables
The cost of concealing cables and/or pipes also depends on whether existing pipework needs to be concealed or new pipes are being installed in chased channels. Concealing existing pipework often involves more demolition work. There is also no guarantee that the existing pipes can be reused. In most cases, they will need to be replaced. When concealing existing heating pipes, it is also uncertain whether enough space is available to do so.

Saving on channel cutting costs
You have decided to hire a specialist company but want to keep the cost as low as possible. The tips below will help you minimise the cost of cutting channels.
Make sure the walls and/or floors are bare
You can help the specialist by ensuring the walls and/or floors are bare beforehand. It saves considerable time if they can start cutting channels immediately. You could carry out some demolition work in advance, such as removing wall panelling or taking up floor tiles or carpeting.
Choose a local company
As explained above, around 2 per cent of the total cost is charged for travelling to your home. You can reduce call-out costs by choosing a company based nearby. Hiring a local company can save you an average of €40 in call-out charges.
Dispose of the resulting waste yourself
The debris produced is usually removed by the company carrying out the work, but you can also choose to do this yourself. As explained above, debris removal accounts for around 5 per cent of the total cost. Taking waste to your local recycling centre yourself can sometimes save money. In some municipalities, you can dispose of up to a certain weight each year free of charge. This could save you up to approximately € 350,-.

Asbestos must always be considered when demolishing structures. We therefore hold dNAA certification, which allows us to remove asbestos. We do so safely and responsibly.
