Factors affecting house demolition costs

The cost of demolishing a home depends on many factors, making it difficult to give an average price. Demolition work is therefore divided into four categories, ranging from light demolition to complete clearance.

As mentioned above, the price is usually calculated from the area in square metres and the nature of the demolition work. However, several other factors can have a major influence. We list the most important ones below.

The presence of asbestos

You cannot simply proceed with demolishing a home that contains asbestos.

Since 1994, the government has restricted the use of asbestos in construction. If the home to be demolished was built after 1994, you can assume it contains no asbestos. If your home is older, there is a possibility that asbestos was used in its construction.

Asbestos cannot be identified with the naked eye because it consists of microscopic fibres. Before demolition work, it is therefore necessary to prepare an asbestos survey report stating whether asbestos is present in the home, where it is and how much there is. An asbestos survey report can be prepared by a certified asbestos surveying company.

Access to the home being demolished

A quotation takes account of access to the home being demolished. In most cases, low-loaders and lorries can reach it, but sometimes the property has a poor access route. Examples include a muddy driveway where vehicles could become stuck, or large trees with overhanging branches. These obstacles must be removed before demolition can begin. This naturally involves additional costs.

The location of the house to be demolished also affects the price. Being close to a waste disposal site is an advantage when transporting waste and rubble, significantly reducing transport costs.

The structure of the home to be demolished

Whether a home is built from timber or concrete affects the price. Spaces such as a cellar and an extra storey also influence costs. In general, the price increases with the number of additional cubic metres.

The type of foundation also affects the price: is the house built on sand, driven piles or augered piles? The materials used in the house to be demolished also influence the cost. For example, does the roof have felt or tiles? The same applies to frames: are they uPVC, wood or steel? Are there any other materials that are difficult to remove? The stronger the material, the higher the price will be, as it takes longer to dismantle and requires heavier equipment.

Before demolition begins

If you have decided to carry out demolition work, we recommend taking the following into account.

Apply for an environmental and planning permit or submit a demolition notification

Avoid a fine by checking in advance whether you need an environment and planning permit or a demolition notification. In some cases, you must apply to your local authority for a permit before demolition. In most cases, however, submitting a written demolition notification is sufficient.

You must submit a demolition notification if the estimated amount of waste exceeds 10 cubic metres. You must also submit a demolition notification if asbestos is being removed.

You must apply for an environmental and planning permit when demolishing a listed building. You also need a permit to demolish a home in a protected townscape or village setting. Finally, a permit is required if the applicable zoning plan states that demolition may not take place without one.

Notify your neighbours

You naturally want to avoid work being stopped because of complaints from neighbours. It is therefore sensible to let your neighbours know before demolition starts. Demolishing a home produces a lot of dust and noise, especially when the whole property is being cleared. Warn nearby residents and discuss when the work can take place. Your neighbours can then plan around it.

Doing the work yourself

You want to keep the cost of demolishing your home as low as possible, so you are considering doing some of the demolition work yourself. This is an option, but remember that certain tasks must be left to specialist companies. For example, you are not always allowed to remove and dispose of asbestos yourself. Some work also cannot be carried out without specialist knowledge or large machinery.

You can carry out the preparatory work yourself. For example, you can apply for an environmental and planning permit for demolition if one is required. You can also undertake light demolition work, such as removing flooring, in advance to reduce costs.

Disposing of rubble yourself

If you hire a demolition company to demolish your home, rubble disposal is usually included in the quote. However, you can also arrange disposal yourself, which may be cheaper in some cases. Bear in mind that this will take a considerable amount of your time.
