Unfortunately, demolishing a house involves much more than simply tearing it down. Our professionals have years of experience in dismantling and demolishing homes. Over the years, Sloop Concurrent has grown into a nationwide service and is happy to help with the complete or partial demolition of your home. Read on to find out exactly what house demolition involves and what needs to be considered.

House demolition

House demolition

Does your house need renovating, or have you bought a beautiful plot only to find that the house on your dream site is old and derelict? Sloop Concurrent is happy to help in either situation! When your home is completely demolished, all walls, ceilings and floors are expertly taken down. We follow a professional demolition process, which is explained below. If you only want part of your home demolished, it is important to check carefully for load-bearing walls and other hazards, such as damaged window frames, weak floors, a poor roof or timber decay. This ensures the demolition is safe and keeps damage during the work to a minimum.

House demolition costs

The amount Sloop Concurrent charges to demolish your home depends on several factors. These include the scale of the job, the area to be demolished, material costs and any special requirements that affect the total price. Light demolition work, such as removing a wall, will be the cheapest option. If you want your entire house demolished, however, you may also want the foundations removed. This will, of course, cost more than leaving the foundations intact. Decisions like these determine whether the total price rises or falls.

Calculate demolition costs

Indicative house demolition prices can be divided into 4 categories. Read about them below, including the demolition costs.

  • Complete house demolition: This means demolishing the entire home or other building, including the foundations, leaving the site completely clear. It costs around 50 euros per m2, so a 100 m2 home costs 5000 euros.
Demolition down to the foundations: doing the same as above but leaving the foundations in the ground is considerably easier. This costs 35 euros per m2, so the same 100m2 home costs 3500 euros.
  • Stripping a house back to its shell: Leaving the external and internal walls standing costs around 20 euros per m2. Stripping the same house back to its shell would therefore cost 2000 euros.
  • Light demolition: Light demolition is the cheapest option, costing 10 euros per m2. This type of demolition for the same home therefore costs 1000 euros.

House demolition and rubble removal

It is very important to separate the materials released during house demolition carefully. Sloop Concurrent ensures that all materials are cleared away neatly and taken to the appropriate disposal site.

Removal of rubble and waste materials is included in the demolition price. If you would like certain demolition materials handed over to you instead of taken to a disposal facility, this can of course be arranged with us.

Demolishing a home or commercial building: the process in 12 steps

Full demolition is a process of investigation, coordination and execution. The scope of work must clearly define what happens to services, foundations, the site and recovered materials.

Illustrated story created with AI. These are not photographs of a completed project. Read the twelve steps below; technical details are designed for each project. View the larger illustration.
AI illustration in twelve numbered scenes: demolishing a home or commercial property, from preparation and surveys to professional execution and handover.
  1. Discussing the objective and scope of work

Describe what needs removing and what must be retained on or beside the site.

  2. Having the property surveyed

Building information, materials and the surrounding area are assessed. The required investigations are then determined.

  3. Arranging procedures and scheduling

The responsible party checks notifications, permits, deadlines and required documents for the specific plan.

  4. Having utilities made safe

The relevant managers and installers arrange the necessary isolations and document the condition.

  5. Planning reuse in advance

Items with an agreed destination are identified before demolition begins.

  6. Setting up the site safely

Barriers, access control, transport arrangements and protection for the surrounding area are put in place.

  7. Carry out preparatory dismantling

Professionals remove the selected elements in line with the agreed approach and material assessment.

  8. Demolishing the structure in a controlled way

The site supervisor follows the project plan and keeps people outside the danger zone around machinery and falling or released materials.

  9. Separating material streams

The team keeps the agreed waste streams and unidentified materials separate.

  10. Carry out transport and processing

Waste is transported along the planned route to the appropriate destination.

  11. Checking the scope of site and foundation work

Completion of the agreed items is checked. An empty site is not automatically ready for construction.

  12. Documenting and handing over

You inspect the completed work and receive the relevant handover information and agreements for the next stage.

This information is for clients. The professionals involved adapt the work and safety measures to the property. Do not work on load-bearing elements, unidentified services or materials suspected of containing asbestos yourself.
