Removing concrete looks simple, but in practice it is demanding work. Without the right tools and physical strength, a concrete floor is very difficult to break up. In some cases, the concrete must also be removed with extreme precision to avoid damaging pipes underneath. This can significantly increase the cost of concrete demolition. On this page, you will find information about concrete removal costs and tips to help reduce them.

What does concrete floor demolition cost?

Before having the work carried out, it is natural to want to consider the average costs involved. Concrete demolition costs depend on the type of concrete, the number of square metres, its thickness, the number of rooms and whether waste removal is required. This makes it difficult to set a fixed price.

For an exact price, you will always need to request a quote from a specialist company. However, we can provide guidance so that you know roughly which price range to expect.

The table below shows the average cost of removing concrete floors. These prices are indicative only.

Average concrete demolition costs, including VAT
Concrete floor demolition costs, thickness < 15 cm€15 – €40Per m2 of concrete to be demolished
Concrete floor demolition costs, thickness > 15 cm€ 30 – € 55Per m2 of concrete to be demolished
Demolishing reinforced concrete foundations€ 290Per m3 of foundations to be demolished
Skip hire€ 230 – € 2.500The price depends partly on the volume of building waste in m3.

Concrete floor demolition and rubble removal costs

In addition to the demolition work itself, there may be charges for disposing of the resulting rubble. You also pay to hire a skip. Hire prices vary between providers, but a small skip is available from around € 230,-. Depending on the volume of rubble, a larger skip may be required, with costs rising to approximately € 2.500,-.

If you hire a demolition company to remove a concrete floor, the skip cost is usually included in the quotation. Sometimes, however, it is cheaper to hire the skip yourself. It is therefore worth comparing prices from different hire companies.

Why demolish a commercial property or house?

There are countless reasons to demolish a commercial building or home. A building may have sustained damage that has made it unstable. Demolition can be chosen to prevent further damage or unsafe situations.

Your building may no longer meet your needs, and you may prefer to construct an entirely new property instead of renovating the existing one. In some cases, a building is demolished because its style is completely different from neighbouring houses or streets. Whatever the reason for demolition, Sloop Concurrent tackles every project with commitment and brings it to a successful conclusion. Many satisfied customers have already chosen us.

Concrete floor demolition costs: hire a professional or do it yourself?

Naturally, you want to keep costs as low as possible, so you may be considering demolishing the concrete floor yourself. That is an option, but you should bear the following disadvantages in mind:

Financial

A concrete floor cannot be removed with basic tools and a little effort. Breaking up concrete requires a jackhammer. If you do not own one, you will need to buy or hire it, which involves a cost. The amount depends on the tools you need to hire. You will also have to remove the rubble produced during demolition yourself. This takes considerable time and also involves costs.

Physical

Another drawback is physical rather than financial. Concrete demolition may look easy, but in practice it is not. It is physically demanding work. You must therefore be certain that you can handle the kickback from the breaker.

To protect your own safety, it is sensible to leave the job to a specialist demolition company. They have the right tools and are trained to use the equipment safely. They also have the correct protective clothing to complete the work responsibly.

Good preparation: demolishing a concrete floor

Before having concrete removed, it is advisable to establish a few things in advance. For example, if pipes are discovered in the concrete floor on site, the demolition team will need to work with extra care. This takes time and ultimately affects the price. Please consider the following points.

Are there pipes or services in the concrete floor?

Before requesting a quotation, it is advisable to check whether the concrete floor contains any pipes, such as underfloor heating pipes. If they are struck during breaking work, a major leak can result. Repair costs would then be added to the demolition costs. Naturally, you want to prevent this by making sure the demolition company knows about the pipes and can work carefully around them.

Environmental and planning permit for demolition work

Removing a concrete floor can sometimes affect the building's structure. In those cases, you must apply for an environmental and planning permit for the demolition. There are associated fees, which vary between local authorities. You must also allow for the authority's processing time. In most cases, it will be several weeks before you receive a permit.

Permit for use of the public highway

If you do not have enough room on your driveway or in your garden, you will need to place the waste skip on the public road. Check in advance whether a permit is required for placing a construction skip. You can run a permit check through the online Omgevingsloket. A questionnaire makes it easy to determine whether an environmental and planning permit is required.

Inform nearby residents about the work

Demolishing a concrete floor creates a lot of noise, especially when the work is carried out in a bathroom, living room or garage. It is also not always possible to prevent dust from becoming airborne and reaching neighbouring properties. Warn nearby residents and discuss when the work can take place so that your neighbours can plan around it.

Useful money-saving tips

The information above makes clear that demolishing concrete floors is both physically demanding and potentially expensive. Is your budget limited and are you looking for ways to reduce the cost? Would you also prefer not to use a breaker yourself? Keep the following money-saving tips in mind.

Choosing a local demolition company

When looking for a demolition company, it is advisable to contact one nearby. This can save on travel charges, which average around € 0,75,- per kilometre and can add up significantly.

You may qualify for a volume discount

Ask your neighbours whether they have any demolition work planned. There is a good chance you are not the only person in the street with a demolition job to do. Concrete demolition can cost considerably less if work for several neighbours is carried out at the same time. When requesting quotes together, ask demolition companies about a volume discount.

Sloop Concurrent: certifications and insurance

When you ask Sloop Concurrent to carry out your demolition work, you can look forward to a pleasant working relationship. Sloop Concurrent is well insured. We hold CAR insurance, or Construction All Risks insurance, covering material damage arising during the construction or installation of buildings, roads, bridges and systems. We have never had to make a claim on this insurance, but we prefer to be on the safe side.

Sloop Concurrent is also an accredited training company, training the skilled tradespeople of the future. All our demolition workers are trained in-house, and we do not subcontract our work. This is reflected both in the total cost and in the final result.

Asbestos must always be considered when demolishing structures. We therefore hold dNAA certification, which allows us to remove asbestos. We do so safely and responsibly.
