What affects the price of an asbestos survey?

The exact quotation price depends on several factors. The following elements determine the cost of an asbestos survey.

Survey type

The scope and purpose of the investigation determine the cost. The older terms in the table are not a menu for choosing the required survey yourself. The survey must cover the part of the building being renovated or demolished.

Additional options

Record in the quotation how many sample analyses are included and when additional investigation will be charged. The number of suspect materials and their accessibility can affect the final cost.

Many companies can also remove asbestos straight away if it is found. The associated asbestos removal costs will be charged for this work.

SIZE OF THE BUILDING

The cost of an asbestos survey depends partly on the size of the property and/or the area to be inspected. The average costs in the table above are based on a typical home. If you only want one area inspected, such as a garden shed or bathroom, the cost will be lower. If you need a large commercial property inspected, the survey costs will probably be higher.

ACCESSIBILITY OF THE ASBESTOS-CONTAINING MATERIAL

A quotation also takes account of how accessible the asbestos-containing material is. Demolition and breaking work may be needed to reach difficult areas. If considerable effort and/or tools are required to reach the material to be inspected, the price increases, as the inspector will need more time to conduct a thorough survey.

SUBMISSION DEADLINE

There are several reasons you might need an asbestos survey report urgently, such as applying for an environmental permit to demolish or renovate your home. An urgent asbestos survey can cost more. Please also bear in mind that not every company can accommodate such a request.

What does an asbestos survey involve?

An asbestos survey comprises several elements. The largest share is devoted to the investigation. Part of the cost covers the survey work, and the remainder covers preparing the asbestos survey report.

Surveying

Before a specialist from a certified asbestos surveying company visits the site, they carry out what is known as desk research. They investigate the available information, such as drawings, floor plans and specifications, to establish the building's history. The year of construction, for example, already reveals a great deal. Examining aerial photographs also forms part of this desk research.

Investigation

A specialist surveyor examines the building on site for asbestos. Suspect materials are sampled and analysed further in a specialist laboratory. For demolition or renovation, a visual inspection is supplemented by a destructive survey. This often involves opening up or breaking out parts of the building.

Reporting

After analysis, the findings are recorded in an asbestos survey report. This specifies exactly who carried out the work, which building was inspected and which parts were examined. It also states what type of survey was performed and its results.

Which assessments are needed?

A material sample is taken on site and sent for laboratory analysis. This makes it relatively straightforward to establish whether asbestos-containing material has been found.

Having an item tested for asbestos

Because asbestos cannot always be identified with the naked eye, testing a sample before an asbestos survey can sometimes be useful. What determines the price of an asbestos survey?

The survey location, area to be examined, access, required samples and any additional inspections determine the scope. Ask which analyses and reporting are included and what happens if some areas cannot be accessed.

Is a material test the same as an asbestos survey?

No. A material test assesses the sample tested. A survey describes the part of the building inspected, the applications found and the limits of the investigation. Your planned work may require more than a single test result.

When should I arrange a survey before demolition?

Where asbestos is known or suspected to be present, have an assessment of which survey report is required. Buildings dating from before 1994 require particular attention to asbestos. Statutory exceptions exist; have your situation assessed in advance.

Can an existing report be reused?

Have the report checked to ensure it covers the planned work and all relevant rooms and materials. A previously surveyed roof, for example, tells you nothing about an unexamined bathroom floor. Include earlier reports with your enquiry.

Can I send in a piece of material myself to save money?

Do not break, drill or saw suspicious material to take a sample. Discuss safe sampling with a qualified asbestos surveying company. A photograph can help with preparation but cannot prove whether a material contains asbestos.
