When your chimney or chimney breast is demolished, there is a risk of encountering asbestos. Asbestos has been a banned raw material in the Netherlands since 1993. It is no longer used in new buildings, but may still be present in older ones. Was your chimney or chimney breast built before 1995? Then assume asbestos is present. Asbestos does not necessarily pose an immediate health risk, but it can. Breathing in asbestos is very harmful and poses a direct health hazard.

Identifying asbestos in your chimney can be difficult. Was your chimney built before 1995? Then assume that asbestos is present. Asbestos was widely used as a fire-resistant material at that time. Unfortunately, it is difficult to identify with the naked eye.

Asbestos consists of microscopic fibres, best compared to tiny needles. They can be seen clearly at breaks or damaged areas in asbestos-containing material. Do you notice any damage? Take care not to inhale asbestos fibres! Asbestos is usually white to light grey, but in roofing and chimneys it can also be grey, black or reddish.

The following steps are necessary to make sure your chimney does not contain asbestos:

Asbestos survey: The first step is to have an asbestos survey carried out. A professional company checks whether your chimney contains asbestos. The resulting asbestos survey report tells you exactly where you stand, specifying whether bonded or non-bonded asbestos is present in your chimney.

Where might asbestos be found in a chimney?

Asbestos can be found in several parts of your chimney and chimney breast. We list all the possible asbestos-containing materials:

  • Asbestos cement in the exhaust pipe projecting from the chimney.
  • Sprayed asbestos used, for example, to fill gaps.
  • Asbestos cement sheets were used as fire-resistant material in and around fireplaces. They may be found in stoves, chimneys, exhaust ducts and air supply ducts.
  • Asbestos rope used to seal a connection between pipes.
  • Asbestos fibres may also be present on the outside of a chimney breast, including in render, plaster, seals and insulation boards.

What should you do about asbestos in a chimney?

Step 1: Determine whether the asbestos must be removed

As long as asbestos-containing material remains intact, it does not necessarily have to be removed. However, cracks or other damage change the situation: it then poses a direct danger to your health.

Step 2: Determine who is responsible for removing the asbestos

Do you live in a rented home? In most cases, the landlord is responsible for removing asbestos. If you own your home, the asbestos is effectively your property, and you are responsible for removing it or having it removed.

Step 3: Notify the local authority about asbestos

Are you demolishing, or having someone demolish, a chimney containing asbestos? You must notify your local authority. You may need to apply for a demolition permit.

Step 4: Find a company that can remove the asbestos

In most cases, you are not allowed to remove asbestos yourself. Only bonded asbestos may potentially be removed by you. The question is whether you should want to do so, given the health risks.

If asbestos-containing material must be broken up to remove it, you are prohibited from doing this yourself. This includes drilling, sawing or grinding it. Inhaling asbestos fibres poses a direct risk to your health. Failing to follow these rules constitutes an environmental offence.
