Additional chimney removal costs
The cost of removing a chimney can vary considerably. As you have read, several factors are involved. Our accredited demolition workers cannot simply break out a chimney. First, they must examine its supporting structure. Is it a load-bearing chimney breast or chimney? If so, you can expect the following additional costs.
Structural calculations
Would you like a load-bearing chimney demolished? You will need to account for the weight it supports. Because your chimney breast has a load-bearing function, another structure must take over the load it currently carries. Failing to do so could even put the building at risk of collapse. How this load can be supported depends entirely on the existing situation. A structural engineer calculates this in full and records it in a set of structural calculations. You can expect to pay between € 225,- and € 275,- for these calculations.
Asbestos survey
Your chimney may contain asbestos. You cannot simply demolish a chimney if asbestos is present. Asbestos cannot be seen with the naked eye because it consists of microscopic fibres. Before demolition work, it is therefore necessary to establish whether asbestos is present. If you are unsure, it is best to call in a specialist. They can prepare an asbestos survey report describing whether your chimney contains asbestos and, if so, how much. You can expect an asbestos survey to cost between € 100 and € 1000.
Temporary propping plan
Once the structural calculations have been prepared, a propping plan must be drawn up to determine how the load will be supported. Props and beams are used for this purpose. The structural calculations inform the propping plan, showing the demolition team where the props must go and what load capacity they need. A propping plan costs an average of € 90,-.
Building drawings
Building drawings are needed to prepare structural calculations. You can often request them from your local council. Building drawings are stored in an archive and can be requested as public records. If no drawings are available in the archive, you will need an architect to prepare them. Measuring up for the drawings costs € 110,-, and you can expect the drawings themselves to cost € 400,- to € 500,-.

We advise you never to remove a chimney yourself. If you have the necessary DIY experience, you could in principle tackle a non-load-bearing chimney yourself. Is a permit required to remove a chimney?
