Preparing a wall opening in an apartment
Creating an opening in an apartment involves not only the structure but also common parts, building rules and access. Gather the documents and agree the plan before fixing a date for the work.
Investigate more than just the wall in your home
The structural engineer needs information about the existing load-bearing structure and the proposed alteration. Drawings of the new kitchen alone do not always show enough about the floors, walls and loads above and below. Also state whether any openings have been made previously.
Tapping a wall is not enough to make a structural decision. First establish its function and what replacement structure and temporary support are needed. This article therefore does not provide beam sizes or installation instructions.
Coordinate with the owners' association or property manager
The owners' association (VvE) manages the common parts of an apartment building. Which parts of your building this includes, and what consent is required, must be established from the division documents and the specific plans. Discuss this with the property manager or board, and seek legal advice on any uncertainties if necessary.
The owners' association procedure and assessment through the Omgevingsloket are separate matters. Approval from one party does not automatically mean all other conditions have been met. Complete the current permit check for the work and address concerned.

Consider the route outside too
Steelwork and demolition waste must be able to enter or leave the building. Mention narrow stairways, corners, lifts and shared corridors. Do not assume unlimited lift use: ask what conditions apply and how protection and cleaning will be arranged.
Arrange coordination with the contractor or installer carrying out the next stage. The height and position of the final opening must suit the subsequent work, while structural requirements remain the priority.

No. Consultation or consent and a substantive structural assessment serve different purposes. Have both arranged separately where necessary.
Is every internal wall my private property?
You cannot determine this solely from the wall's location. Have the division documents and the function of the relevant part assessed.
