To make chimney removal a success, proper preparation is important. After all, good preparation is half the job. But what does it involve? For example, you may need an environmental and planning permit to remove the chimney, depending on the situation and type of home. The tips below will help you prepare for removing your chimney.

Removing soot from a chimney

1. Apply for a chimney removal permit

Before removing a chimney, check which procedures apply to your specific plans and address using the permit check in the Omgevingsloket. Have the structural consequences assessed beforehand. An environmental and planning permit and a demolition notification are separate matters. In principle, a demolition notification is required where more than 10 m³ of demolition waste is produced per demolition activity or asbestos is removed; the statutory exceptions and required documents must be checked for your situation.

2. Is there asbestos in the chimney?

Does the chimney contain asbestos, and has a demolition notification been submitted to the municipality? The municipality may then request a demolition plan. This describes how demolition will be carried out, how safety in and around your home will be maintained, and how different demolition waste streams, including asbestos-containing materials, will be disposed of.

The demolition plan may also need to state which precautions will be taken to limit dust and noise, minimising disruption to your home and your neighbours. Examples include dust screens, controlled demolition techniques and clear agreements about working hours.

3. Waste disposal after chimney removal

Demolishing a chimney often produces a large amount of waste, which must be removed. If we demolish your chimney, we can also take care of the waste removal. You can also have a skip placed outside your home for the waste. Please note that placing a skip on a public road requires permission from your municipality. Sometimes the municipality will also specify where the skip must be placed to maintain traffic safety around your home.

When removing a chimney, it is also important to pay attention to reinstating the roof covering. After demolition, the section of roof where the chimney stood must be repaired to prevent leaks and other problems.

4. Temporary support plan

Does the chimney you want to remove help support your home? In technical terms, this is known as a load-bearing chimney. If the chimney has a load-bearing function, a propping plan must be drawn up. This plan specifies exactly where temporary props must be placed to support your home's load-bearing structure safely during chimney demolition. The props prevent subsidence or cracking while the chimney is being removed. Once the necessary structural alterations have been completed and the building's stability has been secured again, the props can be removed safely. A carefully considered propping plan is essential to prevent damage to your home and living space.

5. Adapting the supporting structure

If your home's chimney helps stabilise the building, you need to involve a structural professional. A structural engineer from Sloop Concurrent can design a replacement structure for you. First, detailed structural calculations establish the measures needed to maintain your home's load-bearing capacity and stability. Using these calculations and structural drawings, we can then modify the existing structure so it remains fully safe and stable after the chimney is removed.

6. Making the roof watertight

Where the chimney once stood, your roof will need to be neatly repaired and made completely watertight. For the best finish after chimney removal, it is important to choose the right materials carefully to suit your roof type. Depending on your roof, a new section of roof decking is first installed where the chimney stood. This decking, often made of wooden boards or panels, forms the base for the roof covering. Roof tiles or another suitable covering are then laid neatly over it, leaving your roof fully protected against the weather once again.

7. Finishing inside your home

The necessary alterations will also be made inside. Where the chimney passed through the ceiling, the ceiling must be properly reinstated. We first install insulation and then new plasterboard, before finishing everything neatly for an attractive result. If present, the chimney breast can also be removed completely to leave the space neat and even.

Removing a chimney yourself

A chimney can be connected to the load-bearing structure and requires safe access, assessment of its materials and an appropriate sequence of work. At Sloop Concurrent, we have extensive experience with renovations that require alterations to a home's structure, often with temporary support provided by props. Chimney removal: the process in 12 steps

A chimney may pass through several storeys and connect with other structural elements. The entire route is assessed, even if only one section is to be removed.

Illustrated story created with AI. These are not photographs of a completed project. Read the twelve steps below; technical details are designed for each project. View the larger illustration.
AI illustration in twelve numbered scenes: chimney removal, from preparation and investigation to professional execution and handover.
  1. Define the scope of the removal

You specify whether the work concerns the chimney breast, a flue section, the roof section or the entire chimney.

  2. Mapping the route

Available drawings and a site survey establish the flue's route and its connections.

  3. Assessing the structure

An expert assesses stability, support and any parts to be retained. No sections are removed on the basis of an assumption.

  4. Having materials assessed

If asbestos may be present or other concerns arise, the necessary investigation is arranged. Suspicious materials are left untouched.

  5. Recording the procedure and scope of work

The relevant permit check and agreements on roof repairs, interior finishing and waste removal are included.

  6. Arranging safe access

The contractor determines suitable roof access and fall protection, and cordons off the surrounding area.

  7. Check the specified support

Where sections remain in place, the designed supports and sequence are checked before work starts.

  8. Dismantling according to plan

Professionals carry out the removal in a controlled way. The sequence depends on the findings of the assessment.

  9. Disposing of materials safely

The team manages the working route and agreed waste streams. No rubble is thrown down from height.

  10. Repairing the roof

The relevant tradesperson closes the roof within the agreed scope and assesses the connection to the existing roof covering.

  11. Checking the interior

Openings, retained sections and the agreed wall and floor finishes are checked.

  12. Recording the handover

You receive an explanation of the completed work and any finishing still required. Relevant documents are handed over.

This information is for clients. The professionals involved adapt the work and safety measures to the property. Do not work on load-bearing elements, unidentified services or materials suspected of containing asbestos yourself.
